Reduced Rate Clubhouse Rental Agreement

Exclusive use of the Greenbrook Clubhouse may be granted to organizations, which are predominantly comprised, of Greenbrook residents if, in the opinion of the Board of Directors, the organization's activities are in the best interests of the community and are otherwise suitable and appropriate.
Organizations desiring use of the Clubhouse at a reduced rate must apply in advance of usage to the Board of Directors via delivery of this completed application to the Homeowners' Liaison and must enter into an agreement with the Association as follows:

Hereby agree on behalf of the organization to the following conditions pertaining to the use of the Greenbrook Clubhouse:
1. The Greenbrook Homes Association, Inc. its agents and employees, will be held free and harmless of any fault resulting in the loss or theft of any property brought upon the premises by the organization. No materials will be stored in the Clubhouse unless such storage is approved by the Homeowners' Liaison.
2. After each meeting or function, the premises will be restored to the state of neatness and cleanliness existing prior to the function.
3. Furnishings will be rearranged only with the permission of the Homeowners' Liaison. Any furnishings moved will be restored to their original position at the conclusion of the function. All chairs, tables and couches will be lifted when moved so as not to scratch the wood floor.
4. My organization accepts responsibility for any damage incurred to the Clubhouse facility during the period(s) of use and agrees to pay such damages as may be assessed by the Board of Directors or its authorized representative.
5. My organization accepts responsibility for properly locking and securing the Clubhouse and related facilities and for turning off all lighting.
6. Should a meeting of my organization be canceled, my organization will notify the Homeowners' Liaison as early as possible.
7. The Board of Directors reserves the right to give priority use of the Clubhouse to another renter when it is so sanctioned and to notify my organization at least two weeks in advance of the unavailability of the Clubhouse, whenever possible.
8. A cleaning fee of $85.00 is required.
9. The sponsoring organization must provide proof of at least $500,000 in liability insurance coverage.
10. The person requesting use of the Greenbrook Clubhouse agrees to the following release of liability and Indemnification / Hold Harmless agreements.
Release of Liability: The undersigned, intending is to be legally bound, does hereby waive and release forever any rights or claims for personal injury or damages which might otherwise arise against the Greenbrook Homes Association and its directors, officers, members or employees from use of the clubhouse and related facilities.
Indemnification/Hold Association Harmless: The undersigned, in consideration of being allowed to use the clubhouse and related facilities, agrees to provide evidence of liability insurance protection during term of use of not less than ($500,000.00), indemnify and hold harmless Greenbrook Homes Association, its directors, officers, and members, and their successors and assigns, employees, etc., from any damages sustained as a result of claims, demands, costs, or judgments arising from use of the clubhouse and related facilities. This waiver of claims and indemnification provisions relate to any and all persons who are on the premises due to the presence of the undersigned.
In the event any legal action is instituted against the Greenbrook Homes Association, its directors, officers, or members arising from the use of the clubhouse described herein, the undersigned shall indemnify the Association for any attorney's fees and/or court costs incurred in defending such action.
Requests for waivers for any of the above requirements can be submitted to the Greenbrook Homeowner’s Association Board of Directors. This can be done in person at the monthly Board of Directors meeting or by bringing a written request for a waiver to the Greenbrook Homeowner’s Association office. All such requests must be reviewed and approved by the Board of Directors..
